Bluffs Fee Schedule: Effective Jan 2024

The Bluffs Fee Schedule applies to homes located on Lots 1 through 19 as shown on Plat of Survey recorded in Pulaski County, Kentucky Clerks Office in Deed Book 672, Page 402.  These homes are part of the Bluffs Manor Homeowners Association, Inc., hereafter referred to as the “Bluffs”.

The Bluffs properties are adjacent to, and accessed by way of, property belonging to The Villas at Woodson Bend Condominium Association, Inc. hereafter referred to as the “Villas”.  The Villas HOA owns and maintains the security gate and roads leading through the Villas.

Please note that the Villas is private property; thus, all Bluff owners and their guests are expected to adhere to our Rules & Regulations once within the property.  The Rules & Regulations are posted on the Villas website and it is the homeowner’s responsibility to ensure they are followed. 

The Villas HOA Board of Directors reserves the right to adjust these fees from time to time.  Fees cannot be prorated and are not transferable. We hope you will avail yourself the opportunity to enjoy the beautiful outdoor amenities at the Villas.

Note:

1. Mowing fee is limited to entrance way, common, and boat dock area
2. Mowing and Driveway upkeep does not include along West Chateau Place. This would be the responsibility of the Bluffs HOA and property owners.
3. Rental of boat slips are NOT INCLUDED in either pass, as the boat dock is owned and managed by Villas Ventures.
